Rural mortgage: Tatarstan residents prefer ready-made houses

In Tatarstan, as part of the implementation of the program "Integrated Development of Rural Territories", issuance of rural mortgages continues. Thus, since the beginning of 2022, the Tatarstan regional branch of the Russian Agricultural Bank has approved more than 160 applications from citizens for a total amount of about 430 million rubles. Customers prefer to use funds to purchase a finished house.

In 2022, a rural mortgage can be taken either for individual housing construction, or for the purchase of a ready-made country house with a plot. At the same time, if a house with a plot is purchased from an individual, then the object must not be older than 5 years. In the case of a purchase from a legal entity, this period should not exceed 3 years.

An analysis of the applications approved by specialists of the Tatarstan regional branch of the RSHB shows that in the framework of rural mortgages, houses are preferred to be purchased in all regions of the republic, but the most popular are Pestrechinsky, Vysokogorsky and Laishevsky districts.

 Most often, rural mortgages are taken by residents aged 30 to 44, most of them are married couples.

The key factor in buying a house in the countryside is the preferential interest rate (3% per annum), but there are other advantages of the countryside that motivate people to live in a private house. For example, a resident of Vysokogorsky district, Ilfat Sabagatullin, who bought a house in his native village of Kaimary, said that, first of all, he was guided by ecology and silence. “There is fresh air here and it is always calm and comfortable,” he said.

In general, during the implementation of the rural mortgage, more than 2.6 thousand Tatarstan families were able to improve their living conditions. The total amount of support provided amounted to 5.9 billion rubles.
